Lot Split request LOT-001414-2024 involves 2.2 acres. The proposal will create 2 lots.  Lot 1 will be 54,705 sq’ and Lot 2 will be 39,767 sq’. Both lots within the RS-1 zoning district will meet the required 10,000 sq’ minimum lot size and have the appropriate 30’ front setback requirement. 

 

According to FEMA Maps, none of this property is located within the 100-year floodplain.

 

LOT-001414-2024 was discussed by the Technical Advisory Committee on April 16, 2024. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

Recommendation:                     

Staff recommends LOT-001414-2024 be approved, subject to new warranty deeds for all parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
