Lot Split request LOT-001430-2024 involves 9.63 acres. The proposal will create two lots for two single family homes.   Lot 1 will be 298,386 sq’, and Lot 2 will be 121,275 sq’.  In RS-3 zoning the minimum lot frontage of 25’ with a minimum of 7,000 sq’ will meet the minimum required. Both lots will meet the dimensional requirements for RS-3.

 

According to FEMA Maps, none of this property is located within the 100-year floodplain.

 

LOT-001430-2024 was discussed by the Technical Advisory Committee on April 16, 2024. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

Staff recommends LOT-001430-2024 be approved, subject to new warranty deeds for all parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
