Background:

BAZ-001285-2024 is a request to change the zoning designation on 2.2 acres from A-1 (Agricultural) to RS-1 (Single-Family Residential). The property is located approximately one-quarter mile south of West Florence Street (East 111th Street South), one-quarter mile west of South Aspen Avenue (South 145th East Avenue).

 

The property owner is interested in splitting the lot into two parcels. BAZ-001285-2024 is a consistency rezoning, which is required to bring the two proposed lots into compliance with the dimensional standards of our current zoning ordinance.

 

According to the Zoning Ordinance, the minimum lot size for the A-1 zoning district is 5 acres, and a minimum frontage of 330’. The RS-1 zoning district requires a minimum lot size of 10,000 square feet, and a minimum frontage of 85 feet.

 

This property is designated as Level 1 by the comprehensive plan. RS-1 as well as A-1 are permitted by right in Level 1 of the comprehensive plan.

 

Planning Commission recommended approval, per staff recommendation, of BAZ-001285-2024 on February 22, 2024, per staff recommendation with a 5-0 vote. During the February 22nd planning commission meeting, there were no public comments.
