Approval of PT21-121, Conditional Final Plat, The Learning Experience, 5.16 acres, 1 Lots, A-1 to ON (BAZ-1966), located one-quarter mile south of Omaha Street (51st Street), east of 9th Street (177th E. Avenue/Lynn Lane Road), north of Nienhuis Park

Background:
PT21-121, the conditional final plat for The Learning Experience, contains a single 5.16-acre lot. This property is located one-quarter mile south of Omaha Street (51st Street), east of 9th Street (177th E. Avenue/Lynn Lane Road), north of Nienhuis Park. The parcel, which has 199.97 feet of frontage onto 9th Street, is split by a 100-year floodplain associated with Adams Creek.

BAZ 1966, a request to rezone the property from A-1(Agricultural) to ON (Office Neighborhood) was reviewed and approved by the City Council on December 20, 2016, subject to the property being platted. This conditional final plat reflects that separation.

Planned Unit Development (PUD)-335 was submitted at the same time as the preliminary plat for The Learning Experience but has since been withdrawn as the conditional final plat proposes only one lot instead of two. The primary reason for the PUD application was to request...
