Background:
James Wickham is in the process of constructing a new home at 27040 E 75th Street. The approximately 3.5 acre property is located west of Oak Grove Road (273rd East Avenue), one-quarter mile south of Kenosha Street (71st Street). Upon a building permit being issued for the new structure, sidewalks will be required along the 75th Street frontage.
The area that this property is located in is rural and no sidewalks exist in the area. Since 2017, one rezoning and one lot split have been completed in the immediate vicinity resulting in two new homes being constructed. No sidewalks were installed for either of these homes.
James Wickham requests a modification to Section 4.1(n) of the Land Subdivision Code and waive the sidewalk requirement along the 75th Street frontage of his property. This waiver was recommended for approval by the Planning Commission (4-0 vote) in their meeting held December 17, 2020.
