PT20-106, the conditional final plat for Fire Station #7, contains 2.48 acres on one lot. This property is located on the southeast corner of Washington Street and First Place and has a zoning classification of AR-1. While "public safety facilities", such as fire stations, are allowed in any district, before a property with a transitional annexed zoning designation, such as AR-1, can be developed, the zoning must be updated to an appropriate conventional zoning. On March 21, 2017, the City Council approved BAZ-1972 to change the zoning on the property from AR-1 to RS-2. BAZ-1972 was approved subject to the property being platted.
Previously, there was a single-family home on this property that has since been removed. The lot is currently undeveloped. The City of Broken Arrow purchased this property with the intention of constructing a new fire station. One point of access is proposed to Washington Street, and one point of access is proposed to First Place.

Water and sanitary sewer service to this property will be provided by the City of Broken Arrow. According to the FEMA maps, none of the property is located within a 100-year floodplain.
