Lot combination request BAL-2091CB involves two lots totaling 0.94 acres located one-quarter mile north of Kenosha Street and one-quarter mile east of Elm Place. This property is platted as Lot 7 and a part of Lot 2, Block 1, North Rose Business Park and is zoned IL (Industrial Light), and PUD-253A (Planned Unit Development).

BAL-2091CB is a request to combine the west 23.83-feet of lot 2 and lot 7 into one parcel. BAL-2090 has been submitted concurrently with this application, which splits Lot 2 into two separate parcels. The western parcel created by BAL-2090 does not meet the lot size and frontage requirements of the IL district of PUD-253A. By attaching this parcel to Lot 7, the zoning requirements will be met. The lot split and consolidation are being proposed to facilitate the construction of a medical marijuana grow facility on the property.

According to FEMA maps, none of the property is in a 100-year floodplain.

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.
