Lot split request BAL-2090 involves two proposed parcels totaling 0.53 acres located one-quarter mile north of Kenosha Street and one-quarter mile east of Elm Place. This property is platted as Lots 2, Block 1, North Rose Business Park and is zoned IL (Industrial Light), and PUD-253A (Planned Unit Development).

BAL-2090 requests to split the 0.53-acre tract into two lots. The purpose of the split is to convey the west 23.93-feet, approximately, of lot 2 to lot 7. This is due to the proposed construction of a medical marijuana grow facility on lots 2 and 7. BAL-2091CB, a request to combine lot the western 23.83-foot parcel and lot 7 into one parcel has been submitted concurrently to this lot split request. The western parcel created by this request does not meet the lot size and frontage requirements of the IL district of PUD-253A. By attaching this parcel to Lot 7, through BAL-2091CB, the zoning requirements will be met.

According to FEMA maps, none of the property is in a 100-year floodplain.

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.
