Background:
BAZ-2026 is a request to change the zoning designation on a 0.18-acre parcel from DM (Downtown Mixed Use) to DF (Downtown Fringe). The property is located one-third mile south of Houston Street (81st Street), one-half mile east of Elm Place on the northeast corner of Jackson Street and Main Street. The property is platted as the south half of Lots 7 & 8 and the west 10 feet of the south half of Lot 9, Block 5 of the Fears Addition to Broken Arrow. The property is currently vacant and the applicant proposed to construct a single-family residential structure along with accessory buildings on the property.
The current zoning designation of DM (Downtown Mixed-Use) allows for residential uses as an upstairs story as part of a mixed-use development. Single-family detached structures are not permitted. The applicant proposes to change the zoning to DF (Downtown Fringe), which allows single-family detached structures. The proposed structure will be required to meet all setback requirements for the structure type in the DF zoning district.
In their meeting of April 25, 2019, the Planning Commission recommended approval (5-0 vote) of BAZ-2026 as recommended by Staff. Staff recommended that BAZ-2026 be approved and that replatting be waived. No one spoke in opposition to this rezoning.
