Background: Milestone is a proposed 150,000 square foot mixed use facility located at 305 N. Main Street. It includes a first floor with retail, restaurant and office spaces and 3 floors of approximately 90 unit one and two bedroom apartments.

City staff have met with them and believe it is important to focus on the design elements within the new facility. With development at a high level, staff agrees that contracting out the plan review services is best so that staff can manage the review while concentrating on other local projects.

IBTS is a non-profit agency contracted with our local Indian Nations Council of Government (INCOG) to assist cities with a variety of services. IBTS performed the plan review for the soon to open Stoney Creek Hotel and Conference Center. They provided an excellent service with staff managing the review on all levels.

IBTS will perform the building, mechanical, electrical, plumbing and accessibility plan review for this proposed mixed use facility.

Staff has reviewed the service work agreement and recommends approval. The cost for plan review is $5,555 and the estimated building permit fee is $49,000.

Funds are available in the Professional Services account of the One Stop division of Development Services.
