Approval of and authorization to execute a Service Agreement Work Order between the City of Broken Arrow and Institute for Building Technology and Safety (ITBS), to provide building, mechanical, electrical, plumbing and accessibility plan review for Phase I of Alfa Laval, a 62,250 square foot office building located just east of 9th Street and a half mile south of Houston Street

Background: Alfa Laval, a large oil and gas product manufacturer here in Broken Arrow, has chosen Broken Arrow for their business headquarters expansion at their facility located just east of 9th Street about a half mile south of Houston Street. They plan to do two to three phases. The first phase is a 62,250 square foot office building.
City staff have met with them and believe it is important to focus on the design elements within the new facility. With development at a high level, staff agrees that contracting out the plan review services is best so that staff can manage the review while concentrating on other local projects.
IBTS is a non-profit agency contracted with our local Indian Nations Council of Government (INCOG) to assist cities with a variety of services. IBTS performed the plan review for the soon to open Stoney Creek Hotel and Conference Center. They provided an excellent service with staff managing the review on all levels.
IBTS will perform the building, mechanical, electrical, plumbing and accessibility plan review for this Phase I, approximate 62,250 square foot office building.
Staff has reviewed the service work agreement and recommends approval. The cost for plan review is $2,970 and the estimated building permit fee is $13,000.
Funds are available in the Professional Services account of the One Stop division of Development Services.
