Lot split request BAL 2002 involves a 0.43-acre parcel located one-quarter mile north of Washington Street, one-quarter mile west of Elm Place. The property, which is zoned RM and PUD 147, has been platted as Reserve O, Bristol Ponds Addition. PUD 147 was approved on December 20, 2004. Applicant is proposing to split the lot into two parcels. Tract 1, the north parcel, contains 0.17 acres; Tract 2, the south parcel, has 0.26 acres. Both tracts are currently undeveloped. The proposed lot split meets the minimum lot size and frontage requirements of PUD 147.

Covenants of the Bristol Ponds subdivision identifies Reserve O as open space which may be retained by the owner/developer for use and development as one or more single family lots and may be further subdivided by lot split or replatting. The plat of Bristol Ponds, approved August 1, 2005, shows Reserve O to be in the regulatory floodplain, however, the 2012 update to the Flood Insurance Rate Map (FIRM) shows Reserve O to be out of the floodplain.

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.
