Background:
BAZ 1955 is a request to change the zoning designation on these 2.50-acres from A-1 (Agricultural) (assigned to the property when it was annexed into the City Limits on August 4, 2003, with Ordinance 2559) to RS-1 (Single-Family Residential). This unplatted property is located one-half mile south of Florence Street, about one-quarter to one-half mile west of Aspen Avenue at 11702 S. 140th E. Avenue.
This rezoning request is the result of a proposed lot split; since the existing parcel does not meet the minimum lot size and lot frontage requirements of the A-1 district. This property must be rezoned first to allow the proposed lot split.
BAZ 1955 was reviewed and recommended for approval (4-0 vote) by the Planning Commission in their meeting of March 25, 2016. One person spoke, inquiring how many houses were proposed once the property is split. The applicant wants to construct one house on each of the 2 resulting lots. There were no protestants in the planning Commission hearing.
