Lot Split request LOT-002940-2026 involves 31.79 acres, which is currently unplatted. The property is located one-half mile south of East Tucson Street (121st Street) and just west of South 23rd Street (193rd E Ave).

 

According to FEMA Maps, no portion of the property to be split off is located within the 100-year floodplain. Water service is available from the City of Broken Arrow.

 

LOT-002940-2026 was discussed by the Technical Advisory Committee on August 4, 2026. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split. Right of way has been dedicated along South 23rd Street for a total of 60’ of right of way.

Staff recommends LOT-002940-2026 be approved, subject to new deeds for all parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
