Lot split request BAL 1091 involves a 3.23-acre parcel located north of Albany Street, one-half mile west of Elm Place. The property was platted as Lot 1, Block 5 of Stone Ridge Towne Center. The property is presently undeveloped.

The City of Broken Arrow has been working with the property owner about placing a stormwater detention facility on Tract A. There are no plans at this time for Tract B.

Staff has requested but has not received any sign off from Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream. In addition, the application has not been signed by the property owner.

Recommendation:
Staff recommends BAL 1091 be approved, subject to the following:

1. Warranty deeds for both parcels shall be brought simultaneously to the Planning Division to be stamped prior to being recorded in Tulsa County.

2. The application shall be signed and letters of approval received from all the utility companies shall be received prior to the warranty deeds being stamped.
