Background:

BAZ-002310-2025 is a request to rezone approximately 7.5 acres from CG (Commercial General) to CH (Commercial Heavy) for a proposed commercial development. This property is located at the southwest corner of Kenosha Stret (71st Street) and Oneta Road (241st E. Avenue).

 

The proposed development will have access both from Kenosha Street to the north and Oneta Road to the east. No access will be allowed from 72nd Street to the south, which is a residential street. This property was changed from Comprehensive Plan Level 4 to Level 6 on October 7, 2025. Level 6 supports a rezoning to CH.

 

During the meeting held October 9, 2025, the Planning Commission recommended approval (4-0) of BAZ-002310-2025 per Staff recommendation. Staff recommended that this rezoning be approved subject to platting. During the public comment period one resident spoke on this item, voicing concerns about drainage, screening, and lighting.
