This property is located at the northeast corner of Tucson Street (121st Street) and Aspen Avenue (145th E. Avenue). It is zoned CN, RD, and R-2 to CH and PUD-001818-2024 via BAZ-001817-2024.
This development is proposed to be served by a combination of drives and a private street. The private street is shown on the plat as Reserve Area A and will be maintained by the property owner as laid out in PUD-001818-2024 and the covenants of this plat. Access to the proposed development is shown with two driveways off of Aspen Avenue and one private street with a signalized intersection. Additionally, two driveways and one private street are proposed to give access onto Tucson Street. There is an existing Limits of No Access (LNA) on Aspen Avenue, which does not align with the proposed access points.
According to FEMA maps, none of the property is in a 100-year floodplain area. Water and sanitary sewer service are available from the City of Broken Arrow. This item was reviewed by the Technical Advisory Committee on March 18, 2025.
On March 27, 2025, Planning Commission approved PT-002050-2025 with a vote of 5-0 per staff recommendation, which was to approve the Conditional Final Plat subject to the checklist. This item was not pulled from the consent agenda, and there were no comments from the commission or the public.
