BAL 1094CB involves a lot consolidation request for the new Rib Crib restaurant located on 1.37 acres on the south side of Kenosha Street between Ash Avenue and Main Street.  This property was platted as Lot 1 and Lot 2, Block 1 of the Rib Crib Addition, A Re-plat of Lots 1, 2, 3, 12, 13, Block 4 Browns Addition.

 

Planned Unit Development (PUD) No. 232 along with BAZ 1925, a request to rezone the property from R-2, CN, and CH to CN was approved by the City Council on January 15, 2015 and the Planning Commission on December 4, 2014.

 

Both lots 1 and 2 have been developed and the new Rib Crib restaurant has been open since July 2016.  Applicant wants to combine the two lots into one lot.

Recommendation:                     

Staff recommends BAL 1094CB be approved, subject to the following:  

1.                          A warranty deed combining the two lots into one lot shall be brought to the Planning Division to be stamped prior to being recorded in Tulsa County.
