Lot split request BAL 2028 involves a 0.34-acre parcel located one-half mile west of 9th Street, one-quarter mile south of Kenosha Street on the northeast corner of First Street and Greeley Street at 603 N. First Street. The property, which has been platted as Lot 11, Block 1, Dodson Addition, is presently zoned R-3 and is part of Area 2 of the Downtown Residential Overlay District (DROD). The proposed lot split meets the minimum lot size and frontage requirement for single-family residential in Area 2 of the DROD.

A residential structure that was previously on this property has been removed. Applicant is proposing to construct two new houses on the property.

According to FEMA maps, none of this property is located within the 100-year floodplain. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.
