Lot Split request LOT-001054-2023 involves 2.8 acres. The property, which is located one-third mile south of Florence Street, one-third mile west of Aspen Avenue, is currently un-platted.

The property owner is interested in splitting the western lot into two parcels (Tract A North and Tract A South). Tract A South is a 2.18-acre tract, which is proposed to be combined with Tract C, which is a 0.62-acre tract. This will create a 2.8 acre tract with approximately 114' of frontage. This proposed lot will not meet the dimensional requirements of the A-1 zoning district but does meet the dimensional requirements of RS-1. This is why the property has been rezoned by BAZ-001050-2023, which was approved by City Council on November 21st.

According to FEMA Maps, none of this property is located within the 100-year floodplain.

LOT-001054-2023 was discussed by the Technical Advisory Committee on October 24, 2023. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.
