Lot split request BAL 1079 involves a 0.40 acre undeveloped, platted parcel located in the 200 block of West Detroit Street, between Ash Avenue and Birch Avenue. The property is zoned R-3.

The property has been platted as 5 lots (Lots 17, 18, 19, 20, 21) of the Original Town of Broken Arrow, each 25 feet wide and 140 feet deep for a total of 0.4 acres. Primus Properties is requesting to split Lot 19 into two 12.5 foot parcels and is proposing to construct two single-family residences on the property. Each residence will occupy two and a half lots (62.5 feet wide and 140 feet deep).

This project was presented to the Downtown Advisory Board (DAB) and approved by the DAB on August 11, 2015. There is a 20-foot wide unpaved alley behind the lots along the north property boundary. The proposed single family houses, are one story, full brick, each with a two car garage. The lots are located within the Downtown Fringe District (DF), and one lot is located within the Downtown Core.

There are no utility easements between the two lots. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated they do not have any problems with the proposed lot split.
