Background:
The conditional final plat of Silverleaf consists of 82 lots on 19.86 acres, located one-quarter mile west of the northwest corner of 37th Street and Omaha Street. The Preliminary Plat for Silverleaf was approved by the Broken Arrow Planning Commission on November 6, 2014. This property is presently zoned A-1 (Agricultural).

On November 1, 2004, the City Council reviewed and approved BAZ-1655 and PUD-148, a request to change the zoning designation on 43.84 acres from A-1 to R-3S (part of which includes the Silverleaf property), subject to the property being platted. 24.41 of the 43.84 acres was platted as, Hartford Park and was recorded in Wagoner County on December 13, 2005 and Ordinance 2959 was adopted for the R3S zoning designation.

On February 4, 2014, the City Council approved PUD-225 and BAZ -1904, a request to change the zoning designation on 6.47 of this property from A-1 to RS-3. PUD-225 and BAZ-1904 were approved subject to the property being platted.

This Conditional Final Plat was reviewed by the Technical Advisory Committee (TAC) on November 15, 2016. The Planning Commission, in their meeting of November 17, 2016 reviewed and recommended approval (4-0 vote) of this plat, as recommended by the TAC and Staff, subject to the attached checklist. There were no protestants.
