During the past couple of years, Staff has received inquiries from businesses interested in microbreweries or packaging and blending wine.  These are generally small scale operations.  The current Zoning Ordinance addresses large scale operations, but not the small scale. 

 

It is Staff’s opinion that “micro food and beverage production” is a use that could occur in the mixed use districts (NM, CM, DM, and DF) and commercial districts (CN, CG, and CH) with a specific use permit.  It would be allowed by right in the IL and IH districts.  The parking requirements would be those listed in Table 5.4.2 of the Zoning Ordinance.

 

This item was discussed by the Planning Commission on February 25, 2016, March 10, 2016, and March 24, 2016.  On April 14, 2016, the Planning Commission conducted a Public Hearing regarding the modifications to the Zoning Ordinance and recommended approval (5-0 vote) as presented by Staff.  No one spoke regarding this proposed modification.
