Background:

PT-002230-2025, the conditional final plat for Brook Chase Phase IV, contains 9.98 acres with 47 proposed lots. This property, which is located one-third mile north of Washington Street (91st Street) and one-eighth mile west of 23rd Street (193rd E. Avenue/County Line Road), is presently zoned RS-4.  On March 18, 2025, the City Council approved BAZ-001974-2025 to change the zoning on 33.11 acres from A-1 to RS-4, subject to the property being platted.  The preliminary plat for the site was approved by the Planning Commission on September 26, 2024.

 

Primary access will be to Washington Street via 16th Street accessed through the adjoining subdivision Brook Chase Phase III.

 

Water and sanitary sewer service will be provided by the City of Broken Arrow.  According to FEMA maps, none of this property is located in the 100-year floodplain.

 

The Technical Advisory Committee reviewed the conditional final plat for Brook Chase Phase IV on June 17, 2025. The Planning Commission, in their meeting of June 26, 2025, recommended approval (5-0 vote) of this conditional final plat. No one spoke in support of or in opposition to this item.
