PT-001591-2024 proposes to replat 3.56 acres, which is platted as Lot 3, Block 1 and Reserve B of Creekridge Park. BAZ-000735-2023 and PUD-000737-2023 were approved by City Council on June 5th, 2023 which rezoned the property to RM (Residential Multi-Family), FD (Floodplain District)/PUD-000737-2023 subject to re-platting. The property is located one-quarter mile north of Houston St (81st St), one-eighth mile east of Aspen Ave (145th E Ave).

The owner would like to develop the property as a residential pocket community; a type of planned community that consists of a grouping of smaller residences around a courtyard or common garden, designed to promote a close-knit sense of community and neighborliness with an increased level of contact.

According to FEMA maps, the eastern portion of the property is in the 100-year floodplain. Areas designated as floodplain have been placed in a reserve area. Water and Sanitary Sewer Service are available from the City of Broken Arrow. This item was reviewed by the Technical Advisory Committee (TAC) on July 16th, 2024.
