Lot split request BAL 2007 involves a 6.23-acre parcel located one-quarter mile west of 9th Street, one-third mile south of Houston Street, south of the railroad tracks.  The property, which is zoned R-1, is unplatted and has an existing single-family structure.

 

Applicant is proposing to split the lot into two parcels.  Tract A, the east parcel, contains 5.73 acres; Tract E, the west parcel, has 0.50 acres.  There is an existing single-family home on Tract A.  The other tract is undeveloped.  The proposed lot split meets the minimum lot size and frontage requirements of the R-1 district.

 

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.

Recommendation:                     

 

Staff recommends BAL 2007 be approved, subject to the Warranty deeds for both parcels being brought simultaneously to the Planning Division to be stamped prior to being recorded in Tulsa County.
