Lot split request BAL 1086 involves a 6.22 acre undeveloped, platted parcel located north of the Broken Arrow Expressway, west of 9th Street. The property is zoned CH/PUD 207B.

The property has been platted as Lot 4 and 5, Block 2 of Hillside Crossings. The applicant is requesting to split Lot 2, creating two lots. Tract A, the west parcel, contains 4.20 acres (part of Lot 4 and all of Lot 5, Block 2). Tract A will permanently tie part of Lot 4 and all of lot 5. Tract B, the east parcel has 2.02 acres (part of Lot 4).

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated they do not have any problems with the proposed lot split.

Recommendation: Staff recommends BAL 1085 be approved, subject to the following:

1. Warranty deeds for both parcels shall be brought simultaneously to the Planning Division to be stamped prior to recordation in Tulsa County.
2. Digital copies of the recorded Warranty Deed shall be provided to planning staff.
