Background:

Ironwood proposes to have 77 lots on 21.7988 acres. The property, which is located west of the southwest corner of Omaha Street (51st Street) and Elm Avenue (161st East Avenue), is presently zoned PUD-453/RS-4 and RD. PUD 453 was approved by the City Council on February 7, 2023.

 

​Ironwood will have 77 dwelling units, with a minimum lot size of 5,000 sq. ft. Additional amenities include proposed park/reserve areas. A 10-foot landscape buffer is proposed along Omaha Street. The development is proposed to be served by private streets constructed to City of Broken Arrow standards, owned and maintained by a homeowners’ association.

 

None of the property is located within a 100-year floodplain. The water and sanitary sewer service will be provided by the City of Broken Arrow.

 

The Technical Advisory Committee reviewed the conditional final plat for Ironwood on August 13, 2024. The Planning Commission on August 22, 20224 recommended approval (4-0) vote of this conditional final plat, subject to the attached checklist.  No one spoke in support or in opposition of this item.
