The preliminary plat of Walnut Grove contains 7.83 acres located one-quarter mile south and one-quarter mile east of the southeast corner of Jasper Street and Garnett Road. The property was annexed into Broken Arrow on December 1, 2015, with Ordinance 3375. BAZ 1951, a request to rezone this property from A-1 to RE (RS-2), along with PUD 246 have been submitted in conjunction with this preliminary plat.

The property is currently occupied by a detached single family dwelling that has a private gated entry and asphalt road with a cul-de-sac at the southern end. Applicant is proposing to divide the property into five lots. The existing gate and road will continue to remain currently exists. The private street will be owned and maintained by the Walnut Grove Homeowners' Association. No sidewalks will be provided (None exist in the area, and this development will only have five lots on a cul-de-sac street.).

Water to the addition will be provided by the City of Broken Arrow, while sanitary sewer will be by septic tanks. Right-of-way for the proposed private streets is reduced from 50 feet to 30 feet.
