Background:

COA-002492-2025 is a request to amend the platted limits of no access on 37th Street for a proposed bank.  The property has been platted as part of Lot 2, Block 2, Northeast Crossroads, is zoned PUD-175 and is located at the northeast corner of Kenosha Street (71st Street) and N. 37th Street (209th East Avenue).

 

The recorded plat for Northeast Crossroads has a Limits of No Access (LNA) access along the 37th Street frontage of Lot 2, Block 2, except for a 40’ access as shown on the attached Initial Change of Access (COA) exhibit. The Change of Access was requested to accommodate existing city infrastructure to the north. This will shift the Limits of No Access 19.33’ south of the original access driveway off of N. 37th Street, measuring 230.12’ from the intersection of Kenosha & N. 37th Street. Staff worked with the applicant to revise the Change of Access (COA) to tighten curb radii from 20’ to 15’ and include both the commercial drive (24’) and the two curb radii (2x 15’=30’) for a total of 54’ access as shown in the Revised Change of Access (COA) exhibit.

 

During the meeting held November 20, 2025, the Planning Commission recommended approval (4-0) of COA-002492-2025 per Staff recommendation.
