Lot split request BAL 1077 involves a 3.09 acre undeveloped, platted parcel located north of the Broken Arrow Expressway, west of 9th Street. The property is zoned CH/PUD 207. PUD 207D, a request for a major amendment to PUD 208 was submitted in conjunction with this lot split request. At the request of the applicant, the Planning Commission continued BAL 1077 at the July 23, 2015, meeting to August 13, 2015, meeting. While the applicant has requested that PUD 207D be dismissed, they have requested that BAL 1077 remain on the agenda.

The property has been platted as Lot 2, Block 1 of Hillside Crossings. Applicant is requesting to split Lot 2 into two lots. Tract A1, the west parcel, contains 2.02 acres, while Tract A2, the east parcel has 0.83 acres. Tract A2 will be combined with Lot 1, Block 1 to the east. QuikTrip is proposing to build a new store on the property. With Tract A2 combined with Lot 1, Block 1, the lots meet the minimum lot size and frontage requirements of PUD 207.

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.
