Lot split request LOT-002712-2026 involves 0.39 acres (16,800 square feet) which is platted as the East 20 feet of Lot 10 and all of Lots 11 and 12 of Block 22 in the College Addition. The property is located approximately one-third mile north of Houston Street (81st Street) and one-third mile west of 9th Street (177th E Avenue/Lynn Lane).

The applicant is requesting to split the existing 120-foot by 140-foot lot into two lots. Single-family residences and accessory dwelling units are allowed uses withing Area 3 of the Downtown Residential Overlay District (DROD). Lots within Area 3 are required to have 5,500 square feet of lot area with a minimum of 35 and a maximum of 80 feet of lot frontage. The existing single-family residence on the property is located towards the western property line and is set at an angle that is not parallel to the street. The lot line dividing the proposed lots is set an an angle to accommodate the placement of the existing residence.
