Background:

PT-002681-2026, the Conditional Final Plat for Oak Creek Crossing, contains 118 lots on 39.56 acres. The property is located one-quarter mile south of E. Houston Street (81st Street) on the east side of 23rd Street (County Line Road/ 193rd East Avenue).

Single-family lots meet the minimum standards of the R-2 zoning district. Additionally, four reserve areas are proposed to serve as stormwater detention areas. Primary access to this development will be provided on S. 23rd Street with additional connections to Louisville Street and S. 27th Street. A single stub-street will be provided to the north (S. 24th Place).

According to FEMA maps, the entire property is located outside the floodplain. This Conditional Final Plat was reviewed by the Technical Advisory Committee on March 3, 2026. The Planning Commission recommended approval subject to Staff comments being satisfied (vote 4-0) at its March 12, 2026 meeting.
