PUD-003039-2026 is a minor amendment to PUD-92. The property is located north of Kenosha Street, one-third mile east of Lynn Lane Road and is platted as part of Lot 10, Block 1 Kenosha Crossing.

PUD-003039-2026 proposes to amend the sign requirements for an existing commercial retail space. PUD-92 requires ground signs along the Broken Arrow Expressway right-of-way to have a maximum height of 12’ and a maximum area of 150 square feet. The applicant is requesting to increase these maximums to meet the current Zoning Ordinance requirements.

The current Zoning Ordinance includes specific standards for signs located adjacent to a highway or turnpike. Such signs are limited to a maximum of 300 square feet of area and 25’ in height at the setback line of 10’ from the turnpike or highway right-of-way. If the sign is set back additional distance from the right-of-way, the height can be increased by 1’ for every 2’ of additional setback, up to a maximum of 35’.

According to FEMA maps, none of the property is located in the 100-year floodplain. Water and sanitary sewer are available from the City of Broken Arrow.
