Lot consolidation request LOT-001173-2023 involves 24.58 acres that is proposed to be consolidated into a single lot. The property, which is located approximately one-quarter mile north of Houston Street (81st Street) and one-half mile east of 9th Street (Lynn Lane) and has been platted as Lots 1 and 5, Block 1, Gatesway Foundation Campus.

The applicant is proposing to consolidate these lots to construct two 4-plex units on the site. The proposed used of the property is in conformance with PUD-176 approved on the property on July 2, 2007. The property was platted in Tulsa County on December 21, 2011.

According to the FEMA Maps, none of the property designated as floodplain. Water and sanitary sewer are available from the City of Broken Arrow. This lot consolidation is not in conflict with any provisions of the zoning ordinance.

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications have indicated that they do not have any problems with the proposed lot split.
