Lot Split request LOT-001053-2023 involves 7.78 acres. The property, which is located one-third mile south of Florence Street, one-third mile west of Aspen Avenue, is currently un-platted.
The property owner is interested in splitting the western lot into two parcels (Tract A North and Tract A South). Tract A North is a 2.84-acre tract, which is proposed to be combined with Tract B, which is a 2.87-acre tract. This will create a final lot of 5.71 acres with approximately 526' of frontage. This proposed lot will meet all the dimensional requirements for A-1 and is proposed to stay in the agriculture zoning district.
The proposed Tract A South is a 2.18-acre tract that does not have frontage. This lot is proposed to be consolidated as a part of LOT-001054-2023, to give the property the required frontage.
According to FEMA Maps, none of this property is located within the 100-year floodplain.
LOT-001053-2023 was discussed by the Technical Advisory Committee on October 24, 2023. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.
