Lot split request BAL 2006 involves a 2.59-acre parcel located one-quarter mile west of 23rd Street, one-half mile north of New Orleans Street. The property, which is zoned RE, is unplatted and has an existing single-family structure. The zoning designation on the property changed from A-RE to RE with BAZ 1963 that was approved by the City Council on October 4, 2016.

Applicant is proposing to split the lot into two parcels, Tracts B and C. Tract B, the east parcel, contains 0.56 acres; Tract C, the west parcel, has 2.03 acres. There is an existing single-family home on Tract B. The other tract is undeveloped. The proposed lot split meets the minimum lot size, frontage, and setback requirements of the RE district. BOA 719, a request to reduce the setback requirement from 15 feet to 14 feet for the existing structure from the existing east property line is going to the Board of Adjustment on December 12, 2016. The proposed lot split has no impact on the Board of Adjustment request.
