Planned Unit Development (PUD)-000986-2023 is a minor amendment to PUD-204A and involves 97.20 acres located one-half mile south of Houston Street, west of Highway 51, and west of the Creek Turnpike. The property has been platted in Wagoner County as Creek 51 Business Park.

This minor amendment request is to modify the driveway separation requirements for South 37th Court. Section 5.3.B.3.b of the Zoning Ordinance, and requires that curd cuts onto all arterial and collector streets shall be spaced at least two hundred fifty feet (250') apart, centerline-to-centerline. South 37th Court is considered an industrial collector street that ends with a cul-de-sac. PUD-000986-2023 proposes the following modification:
"Driveway locations and separation requirements may be modified from Broken Arrow Zoning Ordinance regulations through the engineering variance process during the site plan review."
A conceptual exhibit has been provided for informational purposes, but each driveway location will be approved during the site plan process. All other provision previously approved with PUD-204A shall remain unchanged.
