COA-000975-2023 is a request to amend the platted limits of no access on Kenosha Street for an existing auto dealership.  The property has been is platted as Lot 1, Block 1, Hudimax Broken Arrow, is zoned CH (Commercial Heavy)/PUD-162.  and is located approximately one- quarter mile west of Aspen Avenue (145th East Avenue), north of Kenosha Street (71st Street), at 2380 W. Kenosha Street.

 

The recorded plat for Hundimax Broken Arrow restricted driveway access along the Kenosha Street frontage of Lot 1, Block 1. A relocation of the access point on the plat was approved by the Planning Commission on January 26, 2023, with COA-000541-2023. The new drive was constructed near the east property line with the intention of closing the eastern drive upon completion. The applicant and property owner have determined that due to internal traffic circulation, that the existing drive should remain open in addition to the new driveway.

 

The attached exhibit verifies that all drives along the north side of Kenosha Street meet the minimum 250-foot separation. In addition, the drives are aligned with or meet a minimum off-set distance of 200-feet from existing drives on the south side of Kenosha Street.

Staff recommends COA-000975-2023 be approved as requested. The change of access documentation shall be recorded in Tulsa County.
