Acceptance of a General Warranty Deed from St. John Building Corporation on a platted parcel of land, located on the Stoneridge Towne Center property just north of Albany Street, west of Elm Place, Broken Arrow, Tulsa County, State of Oklahoma, (Section 34, T19N, R14E)

Background:             City Staff has been working with the Consultant and representatives of St. John Hospital Broken Arrow on specific drainage improvements from the Stoneridge Towne Center property.  The drainage improvements are part of long-term comprehensive plan to improve the existing stormwater conveyance system serving both on-site and off-site properties in order to better facilitate stormwater conveyance and storage for fully urbanized runoff conditions.  These improvements will allow for increased commercial  development north and south of Albany Street along Highway 51, west of Elm Place.

The General Warranty Deed includes a portion of the improvements directly associated with the stormwater conveyance system on the St. John property referred to as the Upper Detention Pond.  Tract A was the result of a lot split from the overall tract for detention purposes.  Proposed future facilities will drain to the pond before being conveyed south under Albany Street (61st Street South) and Highway 51 (Broken Arrow Expressway).

Staff has reviewed the documents and recommends acceptance of the General Warranty Deed.
