Background:
Planned Unit Development (PUD) 207E is a request for a major amendment to PUD 207. These 17.23 acres are associated with the Hillside Crossings Subdivision, located north of the Broken Arrow Expressway, west of 9th Street.
PUD 207E involves all of the property within Hillside Crossing. QuikTrip is considering constructing a new store on Lot 1, Block 1 and the east 150.8 feet of Lot 2, Block 1 of Hillside Crossing. Bank of Oklahoma has a new building under construction on Lot 2, Block 2. With PUD 207E, applicant is requesting to modify development regulations on Lot 1, Block 1 and the east 150.8 feet of Lot 2, Block 1 of Hillside Crossing. In addition, applicant is requesting to place a 50-foot high free standing identification sign in the southeast corner of Lot 2, Block 2 of Hillside Crossing. The free standing identification sign is proposed to serve QuikTrip and Bank of Oklahoma.
PUD 207 presently limits free standing monument signs to 8 feet in height and 96 square feet and provides two free standing development identification signs to 25 feet in height and 300 square feet. These two signs have been installed. Two free standing monument signs have been installed at Sprouts and the retail center. As well as one planned for the new Bank of Oklahoma site in accordance with PUD 207.
With PUD 207E, applicant is requesting to have an 11 foot high sign with 100 square feet of display area along Hillside Drive, an 18 foot high sign with 84 square feet of display area along 9th Street and a 50 foot high free standing identification sign containing 170 square feet of display area in the southeast corner of Lot 2, Block 2. QuikTrip, Bank of Oklahoma and the Developer have worked out the terms for this free standing sign.
The Planning Commission, in their meeting of November 19, 2015, reviewed and recommended approval (4-0 vote) of PUD 207E, as recommended by Staff. There was discussion between Commission members and Staff regarding the Zoning Code requirements and the requests within PUD 207E. Due to the unique location of this property and the grading/slope relation of 9th street overpass and the site, it was agreed that the applicant’s request could be supported. There were no protestants.
