PT-002874-2026, the preliminary plat for The Farm by Pediatrics Plus, contains 1 proposed lot on 14.55 acres. This property is generally located just south of Washington St (91st Street) and just east of Aspen Ave (145th E Avenue).

 

BAZ-002575-2025 and PUD-002514-2025 was a rezoning and PUD request for the subject property and allowed for the split zoning to be achieved with the need for 300ft of frontage for the AG zoned area. The rezoning and planned unit development requests were heard by Planning Commission on January 8, 2026 where it was recommended for approval. And then was approved by City Council on February 3, 2026, subject to platting. PT-002874-2026 is the first application towards platting this property and implementing BAZ-002575-2025 and PUD-002514-2025.

 

This development will have access via West Washington Street (91st Street).

 

According to FEMA’s National Flood Hazard Layer, sections of the property are located within the 100-year floodplain. These areas are planned to be dedicated as Overland Drainage Easements or Reserve Areas. All developments will follow city, FEMA, and US-ACE regulations.
