Lot Split request LOT-002148-2025 involves 1.95 acres platted as Lots 1 & 2, Block 1 Spring Creek Plaza. The property is located approximately one-eighth mile south of Tucson Street (121st Street), east of Elm Place (161st E. Avenue). The applicant is requesting this split to facilitate a parking lot expansion.

 

PUD-294 was approved by the City Council on November 18, 2019. The PUD provided minimum lot area and frontage requirements as shown below. All lots created by this lot split meet the dimensional requirements of the PUD.

Recommendation:                     

Staff recommends LOT-002148-2025 be approved, subject to new warranty deeds for all parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
