PT16-109, the preliminary plat for Tucson Village, contains 36.81 acres and is proposed to be divided into 96 lots. This property is located south and west of the southwest corner of Tucson Street and 23rd Street

 

Previously, a comprehensive plan change request, BACP-112, was submitted for a part of this property and was approved by City Council on August 17, 2010, subject to platting.  BACP-112 was a request to change 7.79 acres of 80.32-acres from Level 2 to Level 4. Following this comprehensive plan request, PUD 206 and BAZ 1851 were approved by the City Council on September 21, 2010, subject to the property being platted.  The property associated with BACP-112, PUD-206 and BAZ-1851 were not platted within the two-year time limit stipulated by the Zoning Ordinance, causing these cases to become void.

 

Because this property was not platted within the two-year time limit (per the Zoning Ordinance), the applicant submitted a new PUD and rezoning request, PUD-234 and BAZ-1930, which were approved by City Council on April 7, 2016, subject to the property being platted and that platting be done in accordance with the City of Broken Arrow subdivision regulations and completed within two years of this approval. The new requests, PUD-234 & BAZ-1930 were conditionally approved for RS-3, CN and FD zoning districts for a proposed commercial and single-family detached residential development on 80.34 acres.

 

PT16-109 has been submitted for 36.81 acres of the 80.34 acres that were approved with the 2016 zoning change.

 

Water and sanitary sewer service to this property are available from the City of Broken Arrow. According to the FEMA maps, part of this property is located in the 100-year floodplain of Broken Arrow Creek.
