The applicant, Wilkins Group, LLC, is working with city staff on site plan approval for a commercial development on the subject property. The development is proposed as a multi-tenant commercial space with differing uses.

 

The current PUD, PUD-132A, was approved by the Broken Arrow Planning Commission on July 21, 2003. This current PUD includes restrictions and requirements in line with the zoning ordinance that was in effect in 2003. The PUD was never developed other than the mini-storage facility to the south. The north parcel has been split into three pieces including as reserve area.

 

Current development practices conflict with those requirements which were in place in 2003. The applicant, on behalf of the property owner, Gazi, LLC,  is requesting a minor amendment of the current PUD to allow for the proposed development to follow requirements matching or more similar to the current zoning ordinance requirements.

 

The development outline requests the application of current zoning ordinance to the development other than a request to modify landscape requirements to plant one tree per 35 lineal feet of landscape edge and modify the allowable maximum distance from parking areas to be up to 75 feet. Additionally, stacking space requirements are being reduced to one space for the proposed “pick-up” window. Normally regulations for drive-thru restaurants require 4 stacking spaces.
