The property is currently unplatted and undeveloped. The proposal will create 4 tracts, which meet the minimum size and frontage requirements of the A-1 zoning district.

 

According to FEMA Maps, part of this property is located within the 100-year floodplain.

 

LOT-000830-2023 was discussed by the Technical Advisory Committee, Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

 

Right-of-way and utility easements along Washington Street and 23rd Street are being dedicated in lieu of platting the property.
