Background:

BAZ-002489-2025 and PUD-002490-2025 are requests to change the zoning on 24.9 acres of land from A-1 (Agricultural) to CH (Commercial Heavy) and IL (Industrial Light) to allow for a retail, office/warehouse, storage, and mini-storage with a PUD for American Storage of BA.

 

This property is located west of the Creek Turnpike, east of N. 37th Street (S. 209th East Ave.), and north of E. Houston Street (E. 81st Street). The majority of the land is unplatted and currently undeveloped, while a small northern portion includes 330’ of Lot 1 Block 1 of the Tee Town Golf Ranch Subdivision.

 

PUD-002490-2025

 

 The American Storage of BA development proposes to create a retail, office/warehouse, outdoor storage, and mini storage development with commercial frontage along S. 209th East Avenue. A 50’ landscape buffer along the Creek Turnpike boundary will be provided, a 10’ landscape buffer along the northern boundary of Development Area A, and a 20’ landscape buffer along the southern boundary of Development Area B. A minimum of 12% of the development shall be preserved as open space.
