Background:

PT-002601-2025, the conditional final plat for The Pines III, proposes to have 71 lots on 19.14 acres. This property, which is located at the southwest corner of Omaha Street (51st Street) and 37th Street (209th E. Avenue), was approved for rezoning from AG (Agricultural) to RS-P (Single-Family Residential - Preservation) via BAZ-2041 on January 21, 2020 subject to the property being platted.

Single-family lots encompass the majority of the proposed development, and these lots meet the minimum standards of the RS-P zoning district. Access to this development is available from Omaha Street through The Pines at the Preserve Phase I, and through a temporary access point to the south which will ultimately connect to The Pines IV when it is constructed.

According to FEMA maps, none of the property is located in the 100-year floodplain.  Water is available from Rural Water District #4 and sanitary sewer is available from the City of Broken Arrow. This preliminary plat was reviewed by the Technical Advisory Committee on March 31, 2026. The Planning Commission recommended approval of this conditional final plat on April 9, 2026.  No one spoke in favor or opposition.
