PUD-339 was approved on this property by the City Council on April 25, 2022 subject to the property being platted. A plat has not been filed, so the underlying zoning remains RD (Residential Duplex) and RM (Residential Multi-Family). Although the PUD is not currently in effect, the proposed lot split does meet the requirements of the PUD.
The property is currently zoned RD at the point where the proposed lots would get frontage from West Oakland Place. The RD zoning requires that all lots have a minimum street frontage based on the proposed use as shown in the table below.
All proposed tracts meet the frontage requirements for single-family detached development. If the property were to be used for a different purpose, additional right-of-way for each tract would be required.
According to FEMA Maps, none of this property is located within the 100-year floodplain.
LOT-001357-2024 was discussed by the Technical Advisory Committee. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

Recommendation:
Staff recommends LOT-001357-2024 be approved, subject to new warranty deeds for all new parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
