Lot split request BAL 1082 involves a 0.40 acre parcel located one quarter mile north of Houston Street, one-quarter mile east of Elm Place on the northwest corner of Cedar Avenue and Ft. Worth Street.  The property was platted as part of the Original Town of Broken Arrow with 25-foot wide lots.  There are five existing lots with a depth of 140 feet.  Applicant is requesting to split the 140 foot depth in half, in effect creating two lots that are 125 feet by 70 feet.  There is an existing house on Tract 2.  The existing house meets the setback requirements from the proposed property line.

 

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.

Recommendation:                     

Staff recommends BAL 1082 be approved, subject to the following:  

 

1.                          Warranty deeds for both parcels shall be brought simultaneously to the Planning Division to be stamped prior to being recorded in Tulsa County.
